HOW TO MARKET YOUR HOLIDAY HOME

When it comes to renting your property as a holiday home, cleaning and getting your property guest ready is only half the battle. You also need to advertise and persuade potential guests they want to stay. This can be challenging, especially with so much competition and choice. There are many things you can do but here are just some ideas to get you started.

Take great photographs

They say a photograph is worth 1,000 words and it’s true; professional looking photographs that show your property in its best light make it stand out from the competition and draw in potential guests. Using a professional photographer will ensure you get eye-catching photographs, but you can take them yourself. Try and let as much natural light in as possible, tidy up and add some extra features such as brightly coloured flowers or fresh bread.

Accentuate property highlights

When writing about your property, be sure to focus on your target market and accentuate its highlights. For example, mention if you have free parking, are within walking distance to some of your areas top attractions or have a garden complete with climbing frame to occupy the children. It’s a good idea to think about wording as well – sell the experience. So, rather than saying balcony or fireplace say ‘enjoy a glass of wine on the balcony while watching the sunset over the ocean’ or ‘curl up in front of the fire with a good book after a busy day exploring’; the more you can evoke emotion, the better.

Don’t forget the small touches

No matter where you advertise your property you’ll want to collect positive reviews from your guests, so make the experience as memorable as possible. Communicate, answer questions, offer local information and include personal touches that make guests feel welcome and at home. A friendly, information-filled welcome pack is ideal as are things like free biscuits, milk in the fridge or games to keep children occupied; you could also include books for guests to borrow and read while staying with you.

Register on RentalCloud

There are many holiday home letting sites you could advertise on but the majority make their money through commission, and you don’t always have control over who books your property. RentalCloud, however, is different. You pay no commission, so keep hold of your hard-earnt profits, and get peace of mind from knowing that travellers have been through our vetting process and are trustworthy. You can also benefit from our unique auction feature that enables you to sell all your unsold weeks to travellers looking for last minute deals – find out more on our website or contact us for further information.
